Alfaroc Logistics offers comprehensive logistics and warehousing services. Their modern logistics centre in Tuusula, Southern Finland, is designed to meet the modern requirements, with energy efficiency enhanced by a cool roof with a PVC roofing solution and a solar power plant installed on the roof.
Project Manager Juha Keiski from Superion Oy explains: “We have acted as the main contractor for the project, and I have been responsible for managing the construction project. The property is built for the user Alfaroc Oy, with a total area of approximately 38,000 square metres, of which the roof area is about 35,000 square metres. The project started in 2022 and was completed in the autumn of 2024.”
The primary requirement for the property user was a climate-controlled logistics space, where the interior can be cooled if necessary.
“The most important criteria for the roof was to prevent unnecessary heat load, as cooling such a large property would consume a significant amount of energy,” says Juha.
Buildings consume about 40% of all energy in Finland. While building envelopes can prevent heat energy leakage, it is equally important to prevent excessive heat stress. A cool roof with RENOLIT ALKORPLAN F Cool PVC single-ply roofing membrane keeps the heat out even during summer heatwaves.
“The white PVC roofing membrane with a high reflectance effectively reflects heat and solar radiation, keeping the roof cool and reducing heat stress on the property. This reduces the need for cooling and thermal movements. Additionally, the indoor air remains more stable and comfortable,” explains Tomi Norrby, CEO of Suomen Teollisuuskatot Oy.
The Alfaroc logistics centre is designed and implemented to minimise energy consumption. The cool roof solution was chosen for the project based on previous positive experiences. The property also features a geothermal system, which can remove excess heat if necessary.
“About five years ago, we built a hall with a cool roof for the same user. It has proven to be very effective. Good mutual understanding with Teollisuuskatot regarding the feasibility of the structure and development ideas on how to utilise everything learned along the way made the choice clear,” says Juha. He also emphasises the lightness of the structure: “Snow removal is not practical for such a large roof. We have designed the roof load so that snow removal is not necessary.”
A cool roof also provides favourable conditions for a solar power plant to produce clean and affordable energy.
“Solar panels operate more efficiently on a cool roof, as the solar panels stay cooler. The white PVC roofing increases solar reflection, so double-sided solar panels can generate up to 30% more output,” assures Tomi.
The future user of the logistics centre values sustainability the most.
CEO Tiia Bister from Alfaroc Logistics Oy states: “Sustainability is the top priority for such a large property. We have considered environmental and energy use aspects, as well as material recycling and responsible subcontractors and material suppliers,” and adds: “Our goal is to achieve the BREEAM Excellent certification. From a materials perspective, the PVC roofing solution, which takes recyclability and reuse into account, has been very important for us to obtain the BREEAM certification.”
During the planning stage, the fire safety of the roof structure was also ensured. The RENOLIT ALKORPLAN PVC roofing material, together with PIR insulation, forms a roof structure that does not spread fire.
Both the main contractor and the future user of the property praise the collaboration and project implementation.
“The construction project has gone very smoothly. Collaboration with Teollisuuskatot has been seamless and their response time quick. I can warmly recommend them to others,” praises Juha.
And Tiia adds: “The schedules have been kept and the collaboration has gone very well. We have been very satisfied and warmly recommend Suomen Teollisuuskatot.”
